We walk the exterior and measure the square footage. You get a written quote with the scope, the material and the price.

Materials & scheduling

You pick product, profile and colour. We order it and confirm your start date.

Tear-off & inspection

Old siding comes off and we inspect the sheathing underneath. If we find rot, we show you before doing anything and offer a repair — with a written price for the extra work.

Barrier & installation

House wrap, flashing and rainscreen strapping. Corners, window and door trim and soffit go on, then the new siding.

Cleanup

Full property cleanup, then a final walk-through with you.

What it costs

What siding replacement costs in Metro Vancouver

Nobody can price siding accurately over the phone, and you should be careful with anyone who tries. Here's what actually drives the number, so you know what you're looking at before we come out.

Siding is priced by the square foot of wall area, and the range between materials is wide — vinyl sits at the bottom, cedar and architectural metal at the top, fibre cement in between.

What we won't do is quote you a number over the phone. Two houses the same size can differ by thousands depending on what's behind the old siding, so we measure first and put the price in writing.

Where you can save: choosing primed board and painting it yourself, keeping existing trim where it's sound, and combining siding with gutter or window work all bring the total down. We'll show you those options in the quote rather than waiting for you to ask.

What moves the price

  • How many storeys. Anything above the second floor needs more staging and scaffolding.
  • How complicated the walls are. Dormers, gables, bay windows and multiple corners all add labour.
  • What's behind the old siding. Rot repair and sheathing replacement are the most common change orders on a re-clad.
  • Rainscreen strapping. Required on many Lower Mainland assemblies, and it adds material and time.
  • Trim system. EasyTrim costs more up front and saves you caulking maintenance later.
  • Bundling. Windows or gutters done at the same time cost less than a second mobilization.
  • Access. Tight lot lines, laneway access and steep slopes slow a crew down.

Common questions

How long does a siding replacement take?

It depends on the size of the house and the material — metal and stone generally take longer than vinyl. You get a schedule with your quote, before anything starts. Rain slows things down but doesn't usually stop us, and we don't leave a wall open overnight.

Do I need a permit to replace siding?

Usually not for a like-for-like replacement, but rules differ by municipality, and you may need one if the work changes the building envelope or involves structural repair. We'll tell you what your city requires before the work starts.

What's covered by the warranty?

Two separate things. The manufacturer warrants the product — James Hardie, Longboard and the rest each have their own terms. We warrant the workmanship: up to 25 years on siding systems. You get both in writing when the job is done.

Do you haul away the old siding?

Yes. Tear-off, disposal and site cleanup are included in the quote, including a magnet sweep for nails. You won't be left with a pile in the driveway or a dump run to make.

How do I choose the right material for my house?

Start with three things: your budget, how much maintenance you're willing to do, and whether your strata or neighbourhood has rules about appearance.

Fibre cement is the balanced default here. Vinyl is the cheapest. Cedar looks best and asks the most of you. Metal costs more and asks almost nothing. We'll walk through it on site with your actual house in front of us.

Can you match my existing siding for a partial repair?

Often, yes — depending on the product and how much the original has faded. We'll be honest if the match is going to be visible.

Should I replace my windows at the same time?

If the windows are near end of life, yes. Window flashing ties into the siding, so doing both at once means one crew, one flashing detail, and no paying twice to open the same wall.
